Having furnace issues and called the office at 6:15am and left a message. Never received a call from the office manager saying anything. Contacted Heather and she had someone at my place to take care of it ASAP.Even when it was time to renew my lease I left a message at the office with no response, but Heather again got me taken care of. Heather goes above and beyond for the people at Westwood and takes care of us! Thank you Heather!!!!

I’ve lived here for 7 mos now, it’s clean, peaceful and a great location to live at. I’ve not had a single problem with living here! The woman in the office are SUPER helpful ALLLLLL the time. If I ever have questions or need help they are always on it promptly! Great and quiet neighbors, no one bothering you with loud music or troubled teens! It’s a perfect quiet little area! They keep the roads plowed in winter mos and the park is always neat and clean. They do a great job here! I love chatting with the office ladies, they make everything so much better ☺️

My hubby and I have lived here for over 25 yrs. Things have changed over the years. Some good, some not so good, but overall, we love our neighbor! The management is really nice and helpful. Pet friendly( my experience). Nice little park for the kids to play. Overall really nice place to live.👍👍

How be lived here a little less than a year. Every single person I’ve met who lives here is so friendly and helpful. People actually smile, wave and say Hello to you. Personally this years been tough and management has been so very helpful and understanding. Especially at reaching out and helping me find resources that I didn’t even know I needed. I’ve needed two minor things fixed and they were both done fast and correctly.

Peaceful area. Helpful staff. Some residents are better than others but thats anywhere you live. Playground is good for younger kids. Cant wait for warmer temperature to return so the speed bumps go back in. I have a teenager who walks to bus stop before 7 am and drivers go faster than 10 mph.

It’s a nice place to live.Everyone is so nice in the office and the neighbors aren’t bad at all. Any issue we had only had one was handled very quickly. I love that if my washer or dryer goes bad there is a back up laundry room. We love the park for it’s basketball court for us and for my nieces they like the rest of the park it works well for us

I have lived here almost 2 years. It’s a nice and quiet community. My neighbors are great, we are always looking out for each other. Heather has does a great job resolving issues when I have brought them to her attention. My only complaint would be some of the cars speeding down road.

Neighbors think theyre the park patrol went over to go see my friend who lives there people outside asking who I am where Im from. Do I live there. Just simply people who dont know how to mind there business in my opinion they should get night security so that all there tenants can put away there wanna be police badge and btw the cops are like 5 mins down the street. Very nice trailers but the smell of fecal matter from the water system on top of the noisy neighbors yeah wouldnt live here.

Me and my family lived here for a year before getting into our house. The park is Quiet and neighbors were all friendly. management was great very professional I love heather, she is so easy going and great to work with! Would definitely live here again if it came down to it.

I moved into Westwoods about 2 years ago. Honestly it was my first time living in a trailer. But moving here was great. I love my neighbors. And Heather is always there when and if you need anything. We have had some issues but they were handled right away. Heather is a great manager and truly cares about the park and everyone that lives here.

Jeff and I have lived in Westwoods for 8 years. We like the people in our park. We like the atmosphere in the park and since we live close we keep and eye on everyone. As retiring age we like the safety in the park and our neighbors are very nice. If we have a problem I just call Heather and she is on it very fast. We love the deer and wildlife that occasionally walk past our home.

When we first moved in, we had some issues. After speaking with the management, we had gotten everything worked out. It did take some time, but even with all of the issues, I do not regret moving in. Heather has worked with us through everything and whenever we had an issue or concern, it was taken care of within a timely matter; you can tell Heather cares about the residents and the park. The property is kept up, my kids love the school system, and living here is like a little town within the city.

Very nice community, the staff is very friendly and always willing to help! Would definitely recommend anyone looking for housing to check them out. You won’t regret it.

We Purchased A Home Here A Few Months Ago, And Are Making Big Changes To IT, When Moving Here The Staff Was Great And Also Open To Our Updates. The Mobile Park Is A Quite Park Even with the Kids . Everyone has Been Very Friendly . The Park Is Clean And The Play Ground /Basket Ball Court is Nice Too. This Will Be our First Summer here Cant Wait.

I grew up here, and I love the quiet neighborhood. The biggest downside I see is the change in management. The rent has gone up a lot since I moved into my own home in 2018, but other than that, I love it here!

Lived in this park for over 17 years. Seen thing change over the years. Some good. Some bad. For the most part its not a bad place to live. Only complaint I would have is the lot rent going up more and more.

Very quite neighborhood. Most of the people are wonderful I have had the best neighbors! Heather is wonderful and truly cares about this park. Its a great place to live.

My boyfriend myself and our kids have been living here going on 8years in May, the park is peaceful never any problems, I have great neighbors...we are thinking about upgrading our home and staying in this park for a few more years, it also has a great school district like amherst and firelands school. Westwood is a great place to raise a little family. Also the park has a nice little playground for my kiddos to play and have a good time with friends.

My boyfriend and I moved into Westwoods in 2018. This is our first home and overall it has been a nice experience. My grandparents have lived in the park for over 40 years! Basically growing up in this park made for a lot of great memories. Now living here in my first home is pretty cool. Amherst is a wonderful place to live. The park is in a good location that makes everything easy to drive to. The park did do a better job with the snow this year then they have in awhile, which could still use improvement. And I do think the park could give out important notices in better ways (instead of posting on stop signs). I am also bummed that the price has gone up so much within only 2 years of being here. But overall I would and do recommend Westwoods to anybody looking for a place to live. Especially for people starting out or any retirees.

I have lived in this park for about 5 years. The management is Amazing and Helpful. The park itself is quite, has a wonderful park for children. And i have never had any issues.

This WAS a great place to live. But a new company bought it around 2 years ago and we have been frustrated since. It took them a whole year to get us a lease. But they had no problem raising rent consistently, including during a pandemic (it was raised again around $40, around $150 total in just two years). They said it was due to comparing to other parks in the area whose rent was higher (though they didnt acknowledge the other parks have community centers and other added amenities that this park does not have). Park management (which was here prior to new ownership is still wonderful. Heather is great and is great at her job and she is quick to solve any problem she can. She did a great job with the transition between owners and had to handle way more than she should have.).Since the new company took over there has been lack in general maintenance around the park, snow removal is severely lacking and empty lots and the playground have gone uncared for for extended periods of time. This year the snow removal was better, but still not the best. Roads are skipped or only done halfway. Street lights were broken for MONTHS before they were finally fixed. Some other minor issues were quickly resolved because Heather was able to fix them. It seems the new owners care more about moving people into their newer expensive homes or renting the newer homes than they care about long term residents, many/most of whom are elderly living on a fixed income.Overall the community itself is in a nice area and we love Amherst. Some neighbors are awesome and others are terrible, but you get that anywhere. I still think it is better than renting an apartment (for now), but with rent where it is and if they continue to raise the rent with no added benefits they will have a hard time convincing people it is a better deal.Previous ownership would have put this rating at a 5 star, for sure. And the more this new company disappoints the older, longer residents I think more ratings will be lower. For me currently they are between a 2 and 3 star. For the price they are charging now, with no amenities and not great maintenance services its not worth it.

This is a very nice community and has been the almost 3 years we have lived here. The management is great and the neighbors are amazing.

No amentities other than onsite laundry room and playground for kids...pets permitted for extra monthly fee. Amherst School bus picks up in the park. visitor parking very sparce. on the new side fresh new concrete drives and curbs with wider streets for street parking. Ground maintenance ie: above ground tree root removal for residents extremely poor and seemingly non existant when help required.... increases resident risk for injury.and personal lawn care equipment damage. Online lot rent payment portal with user friendly tabs. fall leaf pick up done 1-2 times weekly very nice so no bagging of leaves. Office manager people friendly.

The management, particularly Heather Hatten, the manager, has always been very accommodating and prompt in responding. Any problem has been quickly resolved. Absolutely would recommend living here!!!

I have lived here for 20 years. I have been seeing some things going down hill. The lighting, roads are starting to crumble, laundry room needs work. We use to have sheriff riding through at night especially on weekends made you feel a little safer. People are speeding running stop signs. I feel there needs to be more guest parking and resident especially in old part of park. People are parking on patios and yards, makes things look trashy. The office workers and maintenance employees are cooperative and nice but they Im sure have to wait for instructions on alot of things from home office.

I just received my keys and began moving into Westwoods. The office staff made the process as easy as possible! I’m very happy with the location and very excited to be moved in.

This has been the best living experience I’ve had. The neighbors and other residents have been wonderful. The staff has been beyond fantastic. Moving in was smooth as could be, the home has exceeded all of my expectations. From the floors to the fixtures living here has been a complete dream. Havenpark has made living here, one of the best decisions I could have made.

The place is a awsome spot to raise children. Very safe and friendly. My family is grownin and idk if I can stay in the park. The Manager Heather is going out of her way (doing more than I would) to see if their a way to accommodate my growing fam. Words cant express. 7 yrs no issues but a stolen bike about a yr ago. Than again the kids left it in the front yard over night. Other than that zero issues. Matinace seems they could use a little more help. Bit all and all awsome place for starter familys

Westwood’s is the place where I grew up. I lived here my entire until the age of 15. Westwood’s is a great place to raise your kids, as there is a playground with an open field, swing sets, play sets with slides, and even a full basketball court. Your children will also make many friends with other children growing up there too. If you are looking for a lower-cost alternative to buying a house, Westwood’s is your place. It’s quiet, cost-efficient, and they are constantly improving the park with new homes and fun events for all residents.

Great memories living here. A great place for children but the rent is too high for low income people elderly and young families trying to survive. Rent needs to come down about 75.00 nothing has changed since i lived there years ago except new trailers.This park does not tolerate drugs or crime!!!The sheriff patrols day and night! This park does not support sloppy yards and mobile homes either!

The lot rent goes up every year, Rent to high plus if you have a mortgage add that plus you have to pay taxes on your home every six months. I have been here and the rent went up three times since the park has new owners 😡

Sad to say I miss the old management. Freezing rain and snow fell overnight, starting earlier last evening. Old management would have had the salt guys out, and even a plow, in preparation. Not new management. No salt or plow seen and its 10am the next day. Never seen our streets this bad. All that raised lot rent and nothing to show for it. Its a real sad shame.

Awesome place to live. Plenty of wildlife in the nearby wooded areas! Neighbors are good. Park is clean and well kept. And small pets are allowed! Im very happy here.

Ive lived at Westwood MHP for 20 plus years. It is secure, well-maintained by management and the vast majority of residents (or management lets them know their properties arent up to snuff,) private with opportunities available to socialize with neighbors, on school bus routes for an excellent school system in Amherst, and other fine rural school districts, and overall pleasant place to live! Recently, I had an underground water line repaired promptly and was fully reimbursed for utility company water charges. (Costs associated with differing property problems are reimbursed according to whom is at fault, so to speak) Incidentally, my neighbors have not had any problems with their water lines.

I like living in the park and the neighborhood.

Grounds crew is questionable, grass tends to be cut but not finished, prices just got raised on lots, but otherwise, its a nice area, not too noisy. Worth checking out at least.

I lived in this Mobile Home Park for several Years. A great place to live. Very quiet, Clean with friendly neighbors

Use to be a good place until new owners took over. They jacked the rent up, dont mow lawns or clear snow off streets. No noise ordinance so loser man on Holly lane sits in his driveway in car and play his music as long and loud as he wants and drives around park blaring music... park does nothing about it. Sheriffs dont do anything either. Cheaper to buy a house. Took almost 6 months to get my security deposit back after numerous texts and calls. Finally threatened to go to small claims court and within a few days finally got my deposit back. Terrible place to live.

Family friendly environment.

I am not impressed with the Mgmt here. I bought this MH this passed January. The previous owner told me the park put in a temp breaker under the home. Im still waiting for them to replace it. Today is 90 degrees and the temp breaker blew. Its fricken impossible to get ahold of anyone in the office. I am moving out!!! I hate it here!

My daughter and I lived here in the 90’s and except for annoying neighbors and a sewer problem that they finally took care of, we did like living here. We are considering moving back but am curious if they bend on the 1 cat limit - we have two rescues that are declawed - 10 and 7 years old.
