Purchasing a home /land pkg from Clayton and working with David. Hes made everything very easy and convenient since I was out of state when I offered on the home. Very accommodating on warranty issues and has a great crew working on the houses. Very happy with my choice. Id highly recommend him and this Clayton location.

Met with Matt and Tyler this morning to put together a Clayton Home package. Matt is very knowledgeable and directed us toward those who could assist us with land and financing. Toured the homes on the lot and very pleased with the quality and the price. We feel very confident in Matt’s ability to help us through the entire process. Will review once again as the process unfolds.

I will build our home in Strawberry or anywhere else myself before I let Clayton Homes even bid on a Modular Home for us... I cannot belive their customer service. All these 5 star reviews must not be accurate. Any reputable company would/will respond to negative comments/reviews however, not Clayton. No thanks, we will stay away.......

Matt Osborne is very professional, caring and went out of his way to help us find a home. My husband & I have been all over Arizona to try to find the right match for us. Matt treated us as if we were family. He met all our expectations and listened to all of our concerns about buying a modular home. Alot of modular home dealers would write a couple of numbers on piece of paper and send us on or way. Not Matt he took time to show us each home on the lot and answer all of our questions. While it would be premature of me to offer a review of Clayton Homes of Chino Valley as a builder, I can readily offer a positive review of my Sales Rep Sharon Lawrence. I will be happy to offer a review of the builder once I have moved in and the job is completed. At present, I am working with Sharon Lawrence who has gone way beyond the call of duty to take care of me as her customer.My initial meeting with Sharon ran over an hour because she wanted to understand my wants and needs and to make certain that all of my questions were fully answered. She has a take-charge personality and will do her best to help the buyer achieve his goals.I was completely surprised to discover that Sharon had already contacted both my lender as well as my Realtor even before I had finished the drive back to my residence after our commitment meeting. Sharon is well versed in FHA financing rules and is working hard to make certain that my home purchase is in complete compliance.My Realtor had given me the referral to Clayton Homes of Chino Valley, but it was sheer luck and good fortune that I have begun working with Sharon Lawrence. I went into Clayton homes with the hopes of gaining information and looking at some of their model homes. I was greeted by Matt and informed of some of their promotions, I explained my families situation and what we were looking for and Matt was able to answer many of the questions I had regarding several aspects of the process before I really even asked them. He took his time to show me the models that fit what I was looking for, let me know about options, and gave me the names of people to get in contact with to start the process smoothly. She has worked very hard for us and helped us over every hurdle we met along the way from choosing the best home for our family, customizing the home as well as pointing us in the direction of a wonderful lender who was able to do a great land/home VA loan for us. She also went out of her way to fight for our interests when we ran into some ridiculous, non-existent rules our new HOA was trying to enforce on our home build. What an experience! After a year of searching for homes we decided to take a chance on a manufactured home and couldn’t believe what we have been missing! Matt Osbourne is the greatest! we started looking for land and found Clayton homes Chino Valley in December 2016. Matt helped us decide on three homes: Chets, Austins, and mine. Chet passed away before we could move there. Matt steered us to Heather Worley, the best realtor, who found a great 5 acres in Paulden. The home I wanted wasnt available so Matt took us to a model, Anniversary 2.0, I fell in love with! We closed in mid November and have started moving. My husband and I went to Clayton Homes in Chino Valley because we are interested in putting a modular home on our property. Their website indicates that they sell modular homes as well as manufactured homes. We originally we to their other site, Oakwood. Oakwoods website also indicates that they sell modular homes. At Oakwood we were told they only sell manufactured homes so we left and went to Clayton Homes. When we entered the sales office we were greeted by a very pleasant salesman who advised us that they could build any of the manufactured homes as modular homes. We were about ready to follow him to discuss what they have when a man, possibly the manager/owner, came out of his office and in a very rude manner, directed at us, told the salesman that we were just up the road and that we dont what a manufactured home. He was very unprofessional and rude and more or less kicked us out without giving us a chance to speak. Its possible that we may change our minds in the future about what we need but we certainly wont be doing business with Clayton Homes or any of its affiliates. Ive been in sales for over 30 years and I know that it costs nothing to give excellent customer service but it can cost a lot to give bad customer service. As a side note, this is only the second review Ive ever posted but this guys reaction was so over the top unprofessional I felt people should be aware of what they might have to deal with when visiting their sales office.

Buyer Beware! This place will nickel-and-dime you to death.First of all, you cant use your own lender to buy a home. You must do your mortgage through their own lenders or a lender that partners with them. The lender we tried to use, Wallick & Volk, was extremely difficult to work with. They mixed our paperwork up wither other people, lost documentation I provided them multiple times, and took forever to process anything.We found a home we liked on their lot. The house had a price tag listing a price, but when we began the paperwork to buy the house, they said This house is sold, but we can custom build one like it for you. The new home, they said, would be several thousands of dollars more than the sticker price because the price of lumber goes up every day. Utter BS if you ask me - the sticker price should be the price you pay.I stupidly ignored this red flag and continued with the deal. The land we were trying to purchase had electricity, a well, a septic tank, and an old mobile home. They promised that they could do a trade in, and even though the old mobile was so old that they would have to junk it, they could still offer a thousand or so for the trade-in. That never happened.So other than removing the old home (which by the way, there is no county impact fee if you replace a mobile home), the ONLY thing we were buying was a new home from Clayton. However, they nickel-and-dimed us left and right, between setup, replacing the electric pole (even though we had it inspected and the inspector said it was safe to use), a stemwall (mobile homes dont need stemwalls), etc. etc. etc. etc.The mobile home with a sticker price of $86k ended up with a price of over $130k. Again, this was on a piece of land that was already setup for a mobile home.When the appraisal came in, guess what? The land appraised at exactly the contract price, but the house appraised $30k under what we were going to pay. When I called Sharon, I told her that its evident that the house is overpriced. She responded saying, Well in some areas, homes appraise well, and in some areas, they appraise less. Why dont you come to Chino Valley, where houses appraise better? Sorry, but I cant bring the price down at all.I really feel like they were trying to scam us. In my opinion, they tried to make us think that market forces were to blame for the appraisal of their price. It seems to me that they are trying to capitalize on a location where houses appraise high just so they can mark up their prices.Best Buy Homes in Prescott Valley, which is a dealer for Cavco, had a home of almost identical size for $72,000. That included delivery & setup.
