Just had a wonderful weekend at the farm. Ann was a wonderful host and her delicious breakfasts delivered to the cottage door were an added bonus! The farm is amazing and we enjoyed walking the grounds while there. So beautiful and peaceful. The tiny cottage was the perfect place to stay and Chesapeake City and many other towns just a short drive away. We highly recommend it and will look forward to a return visit.The Henrys
We absolutely love staying at the tiny house cabin on sinking springs herb farm. Ann Stubbs is a wonderful hostess. The warm breakfast delivered to the adorable little porch each morning is such a treat! The gardens and paths to explore on the property make it so very special too. Thanks so much for a another terrific visit to our favorite tiny house right near beautiful Chesapeake city. We will be back soon !
My husband and I had our vow renewal here in September 2020. Absolutely loved the venue and the host Ms. Anne. The grounds were stunning. Landscaping was gorgeous along with the fountains. Great place for wedding photos. Price was very reasonable. This is not your hotel type experience its more like having a wedding at your Aunties house. Our event was at 4 pm and we were done by 8 pm. She let us know events dont go passed 9 which was perfect for us. Worth checking out.
We enjoyed a pleasant escape to the Tiny House B&B. Ann is an absolute delightful hostess, so hospitable and welcoming. Having a hot breakfast of choice delivered to the door, complete with fresh fruits and veggies really rounds out the experience. The grounds are gorgeous, and she welcomes her guests to stroll and enjoy the farm. Thank you so much Ann, we cant wait to carve out some time to return!
Went to this beautiful venue for a vow renewal. It was a lovely venue and stunning inside. Very intimate. Would totally recommend checking out this gorgeous venue for your next big celebration!
This place has great sites, but Anne who runs the place made it the worst experience Ive ever had at a venue... we were trying to enjoy our wedding and she was hounding my visitors and myself the whole time about clean up after. Something that should be included. If you plan on having anything with your children involved dont have it at sinking springs. Because Anne will watch them until they do something she doesnt like, and find you to bug you about it... disgrace.
The venue itself was a great place for a wedding but unfortunately the owner makes you regret your decision. Completely unprofessional. My best friend had her wedding and was treated poorly. Your wedding day is something you dream of, take a lot of time/money to plan, a day you will remember for the rest of your life, and the owner ruins just that. She spoke ill about the bride to the people she invited there, that’s totally unacceptable. She is dishonest, and told the bride she could have the night end at 9, and was told right before the wedding that everyone had to leave at 8. The owner seems to be really petty doesn’t need to interject her opinion on anything that isn’t affecting her or her place directly.
The place was beautiful for a wedding. Their customer Service was The Worst Ive ever received in a place like this. Personally Would Not Recommend using this place. You rent the place and they want to run it. Stopped our barrender at dinner time, Who In The World does this. Ill leave it at that, could go on. Sorry wife reminded me, we had hard time getting AC turned on and down lower.
Had an awesome time in this quiet remote location which also has a bed and breakfast. The facility worked well with the wedding party considering the present covid 19 restrictions.
I met the owner and she was sweet, kind and delightful! The venue is absolutely lovely! I enjoyed every minute I was there! If your looking for a beautiful and serene venue, this place is amazing! I also want to say, that when I arrived with my granddaughter and her fiancé, I told the owner that I had very bad knees and had difficulty walking and making steps. She was so helpful to show me the accessible ramp they have and I was able to sit in a comfortable chair, while looking at the lovely venue. She couldn’t have been more accommodating! Many thanks !
Beware of this venue. Yes it may seem nice on the outside, but the owner Ann is completely crazy. Friends of mine had their wedding there a few days ago and what they signed up for is not what they got. When they went and did the finale walk through they were told that the pond they were going to get married on was drained and they can use the other one. Which was a lot further from the venue and not as much space as the other. Than once in in side the owner had invited a lot of her own personal family members to the wedding. They were inside the venue with the wedding party. Taking up limited table space and taking trays of food out for them self with out asking. When confronted they said this is their venue and so its their food. They did the same with the bar. Taking full bottles of vodka and rum and putting it in their cars. They were asked to leave many times and we were told if we kept being ride to her family we would be asked to end the wedding and leave early. Then we were told we were rude because we were drunk. Now it was a 1:30pm wedding. Were werent drunk. This was only 3 pm. They paid for the venue until 8pm, but at 7pm Ann closed the bar and said we had to leave. That there was to many people and we were drinking and had to leave. By 7 pm there were maybe 30 people there if that. All of us had DD and a limo. Than as she is arguing that we have to leave her family started taking the wedding cake. And lets not forget that when the bride and groom where trying to take photos she was in most of them. She was asked many times by the photographer to move out of the shot. Now I understand the owner being on the property but she was very ride and oht of line. Of course they staff and bartenders were offers food, cake and drinks, but to have your family come and take big trays of food was rude. This place is cheap because no one wants to work with her. Please dont use this place. There are plenty of venues with this same setting.

This place is amazing. Quiet and peaceful and the cabin is cozy and comfortable. We enjoyed sitting on the porch drinking coffee and eating breakfast. Thank you Ann!
Having our wedding here in November 2019. Such a beautiful venue and the owner is a very sweet lady. You cant beat the price. Its very cozy in the barn and has several outdoor locations for the ceremony.
The venue is absolutely beautiful but the owner is a complete micromanager. At the event she was everywhere the bridal party was while taking pictures, the photographer has to ask her to move our of the pictures more than once & even though I understand the need to be on the property while an event is going on, you don’t need to hover and follow everyone around. She acted like a guest.. sitting at tables and putting food in her own container to take to her house without being offered while guests were getting their food. Then come to find out her dog got into and ate our cupcakes before the event started that is completely unacceptable. The event ended at 9:30 and she made the bartenders have last call at 8pm.The owner micromanaging and controlling aspects of the event that were not hers to control were significantly annoying and not appreciated.Read less

Brides Beware!!! Sinking Springs is not being truthful to their clients about how many people the venue holds. I scheduled a tour of the venue on 09/22/18. I want to state that the property and the barn are beautiful, and we loved everything about this venue at the time of the signing of the contract. The barn was completely empty on this day because the bride was utilizing the outdoor space instead of the barn. The owner, Ann, told us the max capacity of the barn loft was 166 and can easily fit 150. I signed a contract with Sinking Springs for a November 2019 Wedding. At the time of the signing of the contract I told the owner, Ann Stubbs, that my current guest list was 165. She again stated that there was enough space for that number of guests. At the signing of the contract, Ann strongly suggested we start a monthly payment plan of $321.00 to make payments over the next year, which we did.Ann invited us to see the venue on 11/10/18 while it was set up for a wedding. The wedding hosted on that day had 104 guests and the barn loft was completely filled with tables with an approximate 8’ x 6’ open space for a dance floor. There was minimal extra room for any additional tables to accommodate more guests. I called Ann on 11/24/18 to discuss my concerns about the barn loft not having enough space for my amount of guests. Instead of offering advice or solutions to this problem, Ann kept repeating that none of our money was refundable and asked if our date would be available for other couples. She showed no compassion whatsoever about the fact that she lied to us about how many guests comfortably fit in the barn and seemed overexcited to be able to keep the $1,131.00 that we had already paid to her. I told her that my date was not available to other brides and that I would have to talk to my fiancé about what we were going to do next. About a week later my fiancé called Ann to discuss the guest # issue, and he got the same response-that none of our money was refundable. This time, Ann told us the barn can hold 150+ guests, but the food and other items had to be relocated to the bottom of the barn. None of this was discussed when we signed the contract, nor is it stated on the contract.After consulting an attorney and calling the Cecil County Fire Marshall, I learned that the max capacity in the barn loft is 166 people, inclusive of all wedding staff. As I stated before, at the signing of the contract I told Ann that our guest list was 165, and at no time did she say that the barn could not accommodate that amount of people. After consulting back and forth with Ann, we finally made an agreement for her to refund us our $500.00 deposit only. In total we lost $631.00 due to her not being truthful to us. I want to warn any brides, for this venue in particular but also ANY wedding venue, please make sure you do your research before you sign the contract. Do not pay any extra money to your vendors until the money is due and do not trust what they say is true until you verify it with other resources.
