Nobody ever answers they phone and the make you pay lot rent and a leasing fee so that YOU the tenant are paying off their trailers not them... And the trailers are made very cheaply... The trailers just fall apart... And the windows are very fragile you cant even open them after awhile... The whole thing is plastic and just breaks... These trailers are very new still. Aside from that the water quality is horrible and dont ever expect management to answer the phone.

Clean & the grounds were maintained very nice too. GThe groundsman was extremely helpful, in fact, he escorted us directly to the ladys place we were supposed to go to. Enjoyed the time there.

I was in a crunch to look for a home and stone-gate helped me move in to the most beautiful home I’ve seen in a while I love my neighbors already and the neighborhood is so peaceful wish I would have found this place sooner!

Friend moved there I was impressed... not how I imagined it to be.

If I could give this place 0 stars I would. My husband and I have called 4-6 times a day every day trying to get ahold of ANYONE to figure out the total on our rent. This isn’t the first time this has happened either! They do this constantly. Poor management. Do not move here.

I had a close family member that lived here for the better part of a year so I frequented the property. Not a bad place at all and consistently working on upgrades and improvements to the overall appearance with new landscaping, entrance sign (if I remember correctly), etc. Nice thing about it is that half of the park is surrounded by a wooded area so that is what you see out your back door/windows just beyond your back yard if you live on the northeastern side of the park. Nice clubhouse and overall decent, reasonably quiet and comfortable little community.

The only reason why they’re receiving 1 star is because I’m not able to give them 0. DO NOT get yourself wrapped up in this unprofessional non-sense. If you’re ready and willing to waste time out of your life dealing with this place then GOOD LUCK!

The neighbors will rob you

First of all you cant drink the water. Well, maybe you could drink it but it certainly does not smell safe. Half of the time the water smells so strongly of chlorine it even beats the smell of most pools. I dont know how they manage their rules at this park but it seems to be very unfair. Some people are not allowed to put up a play tent for their children well other people are allowed to have a tarp s h a c k in their yard that even Granny Clampett would not like. The pet policy seems to be a bit wonky because people I know that live there were told they could not have a certain kind of dog, and yet there is everything from pitbulls to Rottweilers to ducks living as pets there.

This place is not good on communication, I am trying to move and need the rental information and I have yet heard from them!. But so quick so give out rent notice if your a day late. Never again!

It is a big puzzle to find the address

I have lived here for over a year and I really like it. The new owners have done a good job on rebuilding this Park, and its kept very clean and its really quiet here. Theyre also very patient people and do a good job overall.

Lived here for almost 2 years now. Good community, I like that its close to everything youd want to go to in Lansing but still on the outside of town. It feels pretty safe here, maintenance is pretty good if you need them. Management has always been pretty good but its changed hands 3 times since Ive been here. Current group is doing a nice job so far.

I have been visiting family here for 23 years. Ive seen it change owners several times. The most recent change has been the worst and is why I will not give it 5 stars. The Management doesnt enforce basic park rules and doesnt listen seriously to saftey complaints. They will now rent to anyone to fill a spot and evictions are visible all the time.

2 stars is generous addressed an issue with the maintenance workers and he didn’t take it quite serious just asked what the issue was as if I didn’t just tell them. Waited months for fixes still nothing so just a joke at this point.

My stepson lives here and its great place for a 19yr old starting out. Im sure depending on the price of the home, it would be a nice place for a family starting out.

I love living here (18months so far). The neighbors are respectful. The ladies in the office and the maintenance men are very helpful and friendly. My only complaint is the water is very hard. It ruins white clothes as well as your bath tub. Water softeners can be installed but they are very pricey

I love it here. My new house is awesome. People saying poor water just need a water softner and then its perfect! it just well water. Its so much better than the gross chlorine water I use to have in the city happy to get ride of high water bills

Do not live here!!! Their responses to bad reviews are always the copy and paste, sorry to hear that, call _______, which is so infuriating and shows they have no compassion at all. The water was undrinkable we spent a fortune on water bottles and the water turned the tubs, sinks, and toilets yellow. Maintenance never came to fix anything when you called or took care of the pipes when they froze in the winter, my boyfriend had to crawl under the trailer to unfreeze the pipes himself because no one cared enough to come out and fix it. He even called them to notify them that a tree in the yard was rotted and was in very bad shape and they never came to take care of it, well because of their negligence, the tree fell over during a bad storm, barely missed our bedroom, and took out our neighbors roof, which she owned. They hadnt even finished cleaning everything up by the time we moved out almost 2 months later. We moved out almost 3 months ago and we have yet to receive our $300 security deposit back. Every time we have contacted them, they lie and say the bank is supposed to send it, then when we call the bank to confirm, they say they dont send the check. When we finally confronted them about it, suddenly oh, we have it, it just has to be approved by so-and-so and well send it out, that was a month ago and we still have not received anything. Guess its time for legal action...

Stonegate is a trailer park that charges you $15 per day that you are late on your rent, has your cars towed with no warning if they have any indiscretion with them, meaning dont get a flat tire cuz the next morning the car could already be gone. Their water is legally undrinkable. Please if you value your health even if visiting do not drink their water

Overall a nice place to live, the community is quiet and I havent had any problems with the staff. The only frustrations are that rent goes up every time I renew my lease and a water main breaks seems like every month.

This place is so terrible! Literally regret resigning my lease every day! Constantly having boil water notices because the water is infested with nasty bacteria! Now our power and gas went out yesterday, and of course the emergency matienence number doesn’t work! Literally not acceptable living conditions especially with a 2 year old! Had to have consumers come out even though it isn’t their job on a Saturday and fix it for me. Now it’s a Sunday and power went out again! Perfect to have no AC on a 90 degree day! Can’t wait to move! Ready to contact a lawyer and attempt to get out of my lease early!

Bad. Just bad.Have an electrical issue. Am told that the utility pole is the cause. Tell the management and maintenance, they tell me its not the problem. Now my electricity doesnt work correctly. Cant get an electrician out until the pole it fixed. Cant get the pole fixed because Stonegate says its not their problem.Water is also a problem that has gotten worse, not better even through we are paying monthly to have it fixed. It comes out yellow or brown. Water pressure sucks.

Poor Management. Hardly returnes phone calls and when they do its at 5:30pm and the office is closed. Blames it on phone system and front office staff that she didnt get the messages but I confirmed with the staff they gave my message to her. Closes office for 2 days left residents with frozen pipes. Every month is a water issue and have to boil the water. Took 5 months to get maintenance request completed. And 2 are still pending. Onsite Maintenance is incompetent. Not to mention items came up missing when we were moving in. She was told to throw it out of the shed when we were told we could put stuff in there it was cleaned out. Everything was recovered but the money from the coin banks.. then the manager sent a rude letter stating they wouldnt touch the money, but she gave us a $50 credit on one months rent to pay back the money missing from the shed. Dont live here!

My daughter and son-in-law lived there for 2 years. I spent a lot of time there. The water is brown and smells of rotten eggs. At least once a month the water was off and a boil water notice was put on door. She called multiple times for repair issues to be ignored. Everything is cheaply put together and breaks very easy. Office staff is very rude and cant ever give you an answer to any issues. The bath tubs and dishwasher was ruined/stained due to water. If you complain they will treat find any and everything to try and fine you for. Rent went up over $100 after first year and when it was time to move didnt give her the full 30 days to get her stuff out but they charged her for it.

Pretty good place to live. Mobile homes are mostly are a few years new. Exceptions are people who own and have lived here a long time. Maintenance isnt always very punctual, but they do good work. Good place for small families, as there are lots of kids for your children to play with. Big downside is the well water. It discolors things and smells bad.

If they do background checks, why are there a police presence trippled in the last year. They refuse to adhere to the DEQ recommendations, your water is yellow hot water smells like eggs, Ive replaced 6 rods in my hot water heater, and this is now bad. Not quiet at all. Ive been here 6 years and Yes is the worst out of the 3 owners weve had. Oh and my doctor has been tracking my kidney since the water made me sick, in 6 months time my doctors advice, after testing every month...move. if your gonna pay this much for one of these rentals look at houses. Btw my hot water heater is 13 months old...and I own.

Nice homes but I would never tell anyone they should live here!! The water is gross and they turn if off all the time and you get a notice once a month that you cant drink the water for a week!! You pay alot of money for no water,icy roads, and alot of rules to follow

We lived there 19 years. We would have moved after the first 6 months but we owned the mobile home and they aren’t easy to unload. Water is disgusting! It comes out of the tap a lovely yellow-brown color. Because of the water, your light colored clothes turn brown and water heaters and dishwashers need to be replaced frequently. In addition to the water, the roads are rarely plowed. Despite posted hours, you can’t ever reach anyone in the office.

Management here is ridiculous. They are out to simply make money off of already broke people. Lets not forget to mention the quality of water is less than that of flint. They should be shut down.

Im very dissatisfied and discussed with my stay here at Stonegate Mobil home park! No mention of water issues was ever mentioned by office personnel what so ever. It wasnt till I moved in that we unraveled the nasty urine looking water. We are told it is safe by park staff but I dont want to bath my child in it let alone drink it.. The park recently changed ownership and no one is being held accountable for the yards being maintained, many of the empty properties have grass higher then my knees. Water pouring from housing area of well and no maintenance number can be reached by myself nor anyone else in the park. Im turning this in to the city with pictures.

Stonegate trailer park is no place to live. The office is never available. And if you do get ahold of them the people in the office are rude, and dont seem to know what theyre doing, as well as trying their hardest to get people out that are paying a lower rent. They will play games like sending you notice in your rents lower than what it is. Then they will come back at you when you pay that amount the next month and say that you overpaid and now you owe them because you only over paid for the one month they told you about. And as far as the water is concerned even with water softener is still yellow and smells of chlorine and right leg so bad you cant drink it.

This place is a joke. You cannot drink the water here half the time and that is even if you have water the other half of the time. They always have pipes bursting from improper maintenance and they have to shut down sections of the park or the whole park. Maintenance is slow and useless. They never fix things they say they will if it isnt absolutely necessary..even when it is, they take their sweet time getting there to fix it. People here are also the worst. You will get called on and complained about if you even look the wrong way. The prices here for a trailer park are also outrageous. Buy a nice house if you wanna pay these prices and just avoid the headache!

If I could give no stars I would. They dont take care of things that are broken in your home in a timely manner, we consistently get water boil notices, cant drink the water from the tap or you will get sick so be prepared to buy water or pay to rent a water softener. It is ridiculous. We havent ever been late on rent in the almost 4 years we have been at Stonegate and they wouldnt waive one late fee because we forgot one time. They dont care about you or your home. We had mice for several months and they would only do something when I threatened to sue them. Im not talking one or two but 7 in a month we caught. They build the houses so cheap that they find any way in and then Stonegate wont do a damn thing about it. DONT STAY HERE IF YOU DONT HAVE TO. If you do, spray foam all around your plumbing including your dishwasher.. DISGUSTING.

Stonegate is a joke, the water looks like piss!I have multiple picture of it.Be prepared to set money aside every month so you can buy your own water from the store.My daughter and son in law lived there for little over 2 years ( they recently moved out and bought a house) THANK GOD!I spent the night out there twice a month, someone attempted to break in my car, and smashed the fiberglass under my windshield.There are so many drug houses in there ( I knew of 3 right across the street from them.One of the occupants and his friends we out in their front yard smoking method.Just a month ago at one of the drug houses, an ambulance was bringing a body out on a gurney with a white sheet covering the full body.The roads in there are unbelievable in the winter, they do the bare minimal to drive on they plow you in, so you have to shovel yourself out.My daughter and son-in- law had a light post in front of their trailer ( which didnt work) the park removed all of them down the street and said they were gonna install new ones ( which never happened) and this was 6 months after they moved in, 2 years later...still no light post!Im so happy they got the hell out of there and moved to a safer place.I wouldnt live there if they gave me a new trailer rent free!Again....dont forget about the water that you will have to buy out of pocket, to drink, use for cookING and if you have a baby you will have to use store bought water as well.I see they have a rating scale from 1 star to 5 stars.They should have put a box for 0 stars, because thats what I think of the place!

Park is a joke trash was included in lot rent and now just got a letter stating that starting July 1 2020 we have to pay 10.00 a month for granger which is already included in lot rent this place is a rip-off

Also was told I was getting a security deposit back, then was told I wasnt and 4 month later mysteriously got a security check deposit in the mail which I am pretty sure is very agaisnt the law! Security deposits are supposed to be returned in 30 days we moved out Feb 4 and its June 16!! ??? Also cant get the manager in the phone. You call and call and no on answers. You have to go thru craiglist rental ad to get someone on the phone.
