My mother owned a home in this park, upon her passing I attempted to move into her home, at which time I was informed there needed to be an inspection and there were newcommunity standards that required over $5,000 in updates to a mobile home. Upon inspection of the park I found 90% of the homes in the park currently were in violation of these new policies. I questioned how often inspections are done and I was told yearly but yet in the 4 years my mother lived there she was never notified of any of these violations. Needless to say I will be contacting several housing agencies, along with the better business bureau. I thankfully was able to sell the home. Very suspicious and shady that residents and potential residents can only speak to the manager and not the owners

I love my home! It’s very quiet here almost all the time. Occasionally I can hear the gunshots from the gun range nearby, but it’s nothing I can’t handle or drown out. There are a ton of ridiculous rules that they don’t seem to enforce on everyone. Like mowing your lawn once a week. Wth? Besides that my only complaint is I requested a new patio and driveway as mine is extremely cracked and not leveled. I have been waiting months already and I get nowhere asking management about it. So I contacted AJR. I’m a persistent as hell when I need to be. So, eventually they will get tired of my asking

Nice place for the most part.some of the rules they have may be a little to much for some people but if your a person that keeps up on your property already then you will not have any problems. They only want the park to look nice and stay nice. Not much for kids in the park anymore . they do have a tiny tiny play ground for small kids like 8 and under hidden in the front of the park.has about to swings and a play area about the size of a shed to play on. Once again that is only for small kids and its small but the tiny ones thats all they need. They do have a basketball court and a field next to that as well you could play soccer or football in. The people in the park tend not to follow the stop signs or speed limit that also goes for the park workers as well. Well more on them then anyone. But that will be like that no matter where you live there will always be good and bad and the good out weighs the bad for us so cant complain and i had good neighbors as well nothing beats that.

I moved in one month ago and they have been great. All the things that needed repair on the outside have been addressed and I couldn’t be happier. Neighbors are friendly and politeVery quietAlso entrances to park and grounds are kept up.A special Thank you to Carla who sold me my home, you are amazing.

Nice mobile home park

It’s unfortunate I live here. In the beginning was fine. But the management here is the worst I have ever seen. They basically drive around on their golf cart looking for reasons to either fine you or send you violation letters. I had a letter sent to me because weeds in the flower bed. But if you look around here lots of people have weeds everywhere. I believe they pick and choose who to send letters to.No one obeys the speed limit. If you ever have a problem or wanted a solution don’t depend on corporate to ever return your calls. Still waiting for corporate to get a hold of me.

This is a great mixed community. Everyone is nice to one another. The best part is its safe and quiet.

I been into Plymouth Hills a few times and my experience has been A +++++ all the way. Everyone is so nice. Sales people to the property manager. I have even met one of the owners son I believe and he was even nice. The community is nice and clean. They definitely take care of things there.

It was a nice park to live in before the new park manager took over. Im not sure whats her name but she has came in and completely disregarded the park rules that has long been in place, and started making her own rules.

Plymouth Hills is a trailer park some of the trailers are really nice and people take good care of their property. The one thing I really like about it is there are two different parks for the kids to go and play at. Another convenient thing all the mailboxes are in one location

They dont have a public parking anymore... and the rent is pretty high. I have lived here a long time. They need to make new play places for all the kids in the neighborhood. With new things for the kids....EDIT, 2020...the park is running better! Snow removal is timely and the managers are actually quite nice and helpful. They still need to invest in the playground which remains an empty lot..the lot rent is still on the higher side. Also, they now run background checks on all residents, which is important as they didnt used to do that. Overall, improved.

Just moved in here last week and I love it. Its a very quiet and peaceful place. IT Is a great location next a good parks, and not too far from downtown Plymouth.

Been here for over 2 years, have not had any problems with anyone. For the most part I find it a quiet place and I dont see any problems that are not experienced in any other neighborhood.

A great community but inconsistent with administrating lot rent pricing, rules and unfair practices with additional monthly lot rent charges for pets, even if you own your home.Favoritism.

Been living here for over 10 years. My Grandma bought this place in 02, and its improved a lot since then.

My wife and I looked for months for a community to move our home to. We decided on Plymouth Hills and we couldnt be happier. AJR has skillfully hired the best staff from the Office Manager Carla to the Sales Consultant Patrick and the Maintenance Supervisor Ken and his awesome crew. Moving is never easy and can be stressful but everyone of them stopped by to ask how they could make it easier. Every concern we had has been dealt with promptly. We have lived here a little over a month now and the improvements have been unbelievable, to our gorgeous new entrance to the roads and sidewalks. When the owners and their Management team gives their best it shows. We are very happy we moved to Plymouth Hills and even happier that we call it HOME.

We might fallow the rules and fix the problems if they would fix our cracked and sinking foundation that they claim there going to send someone to look at... But we cant fix crumbling skirting when the trailer is sinking on its foundation crushing it. The manager was just here walking around now we just wait for our next check list of what were doing wrong.

One of the nicest trailer courts Ive been to. The community is great, mostly families and retired couples. Lots of cats and dogs, and most people have landscaping to be proud of.The kids park leaves something to be desired, and I hope they remodel it soon, but otherwise the park is kept in good condition by the management. They frequently repair the streets and sidewalks when theyre damaged.Lot rent is a little steep at $450 a month, but the location is quiet and peaceful, and so close to downtown Plymouth and Canton.My least favorite thing about living here is the nearby shooting range in the summertime. Gunshots can be heard nearly all day during the week and weekends, too.

The office staff are nonresponsive. The roads are not treated in the winter and are very dangerous. The roads are falling apart yet in the last four years my rent increased to cover road improvements. Neighbors are loud - horribly loud music which can be heard 3 houses down- advised the office and they told me to call police to complain. Did that, police came out several different incidents, nothing has been done. People on the other side have two noisy dogs, they do not clean up the feces and it stinks all summer, so much so that I cannot open my windows on that side of the house, nothing has been done. They mow the lawn once a month, the grass gets so high and the weeds are terrible, nothing has been done. Neighbors utility truck is loud and leaking but nothing has been done. The park crew may see litter or glass in the road, does not stop to pick it up, drives around it. They claim they dont speak English so they dont have to speak to people or assist them in any way. This park is horrible place to live and I would not recommend anyone live here. Stray cats everywhere, had a huge problem with cats trying to live under my home, the park would not lift a finger to help. There are wild animals living under the neighbors home, pulling apart their skirting but no one does anything about it. Trying like blazes to get out of here.

I would not recommend Anybody to live in Plymouth Hills!!! The manager Laura has a horrible attitude almost everyone in the community complains about her and her nasty attitude towards everyone! We have a horrible issue with stray cats and absolutely nothing has been done about the issue and when you let Laura know she gets nasty about it! I received a letter in the mail stating that i had to take down a little car port for my new truck which is ridiculous because thats the only way cats stay off our cars! And once again nothing is being done about the issue because they obviously dont care!

Downhill in last several years. Accelerated since AJR seems to be running the show. Office staff appears not to have a clue. Only asked two questions in last two years - both answers turned out to be wrong. Neighbors too received misinformation from office staff. Read the fine print. Twice. Three times. Get a second opinion.Putting aside questionable rules and regulations, it would be nice to know decision process that reduced road-size of main entrance instead of fixing the roads. (Yes. Lot rent went up.) The new entrance not functional if you are turing left and school buses trying to get in and somebody wanting to go right behind you. Sidewalks and streets maintained? Sure. In sections. Streets are a patchwork and have never had so many potholes. Speed bumps removed? Yes. Just make sure your children are in sight at all times. Traffic speeds in Plymouth Hills have increased as a result.Plymouth Hills. Great as a last resort. If you can, look elsewhere.

I find this is one of the nicest parks Ive been in. Staff is very friendly and helpful I see several people on he disting everything here if it such a bad experience for you then move out I think the upkeep is great if you need legimment complaints the office will work wit you if its just complaining about things out of their control stop there are a few trashy looking places the office deal with the problems trying to keep trashy people out keep youre own place up n make reasonable complaints problems will be handled I havent ever had a problem with any staff member

Its a mature park, with lovely trees.... but must warn....they did allow first degree sex offenders to live here! Didnt know that til we had bought and moved in here. My youngest daughter never had a normal childhood because I always felt the need to protect her. Please check MIPSOR...the sex offender registration of Michigan to check. I dont know if he is still living here... but if you find him living on Washington drive, then the answer would be yes. On a more positive note, they do try to keep the park clean and the office ppl are very nice. I havent been unhappy here other than what I stated above...wish they would fix up the playground... nothing there at this time. They need to put in swings, slides and a playscape for the kids. That would greatly add to this park and give the kids a place to go play. Also, not a lot of places for visitors to park. These issues could greatly be improved and make the park a better and ideal place to live. Also, please do background checks for ppl moving in here! And keep bad ppl out! We just want to feel safe living here.... and feel like our kids are safe as well.

They place so much emphasis on little things they expect us to do (hello, who stores their shovels away in the middle of winter??) While not enforcing other rules (like no fireworks or other explosives in the park)...I wouldnt trust most of the people here with my dog, let alone explosives that cause animals, service vets and myself severe panic attacks. Very frustrating. Updating to say that now they have enforced parking restrictions out of the blue, and their only solution to not having space for all residents vehicles is to park off site. Unless, that is, you wanna shell out $1500 to have an extra space put in.
